Job Overview
We are seeking a Property Manager for our Winnipeg office , to manage a portfolio for our residential and commercial and condominium properties. The ideal candidate will have property management experience and possess strong customer service skills, a keen eye for detail, and the ability to manage multiple tasks efficiently. As a Property Manager, you will be responsible for ensuring client satisfaction, maintaining property standards, and maximizing occupancy rates.
Responsibilities
- Manage all aspects of property operations, including owner and tenant relations, leasing, rent/ condo fee collection and maintenance coordination.
- Develop and implement marketing strategies to attract new tenants and retain existing ones.
- Conduct regular property inspections to ensure compliance with safety regulations and maintenance standards.
- Handle client and tenant inquiries and resolve issues promptly while maintaining positive relationships.
- Maintain accurate records of tenant files, lease agreements, property management agreements and activities.
- Negotiate lease agreements and renewals with prospective tenants.
- Collaborate with maintenance staff to address repair requests efficiently.
- Prepare reports on property performance, occupancy rates, and annual budgets for Condos.
- Conduct Annual General Meetings with Condominium Boards as required.
Qualifications
- Minimum of 2 years proven experience in property management field is required, rental experience an asset.
- Strong customer service skills with a focus on client satisfaction.
- Excellent communication skills, both verbal and written, with effective phone etiquette and negotiation skills.
- Ability to multi-task and manage multiple properties efficiently.
- Strong knowledge of rental laws and regulations.
- Familiarity with property management software (Yardi) is a plus.
- Strong organizational skills with the ability to prioritize tasks in a fast-paced environment.
- A proactive approach to problem-solving and decision-making.
