Position Summary:
The Leasing Agent plays a key role in minimizing vacancy loss and maintaining high tenant satisfaction through effective marketing, tenant screening, and lease execution. This individual works closely with the Senior Property Manager and Property Coordinator to ensure that units are advertised, shown, and leased efficiently, and that the leasing process is coordinated smoothly across departments. The Leasing Agent is also responsible for maintaining strong relationships with prospective tenants and providing excellent service throughout the application and move-in process.
Key Responsibilities:
1. Marketing & Advertising
- Assist in posting listings across all rental platforms (e.g., Rentfaster, Zumper, Facebook Marketplace) and ensure consistency.
- Collaborate with the Property Coordinator to update ad status, pricing, availability, and digital assets.
- Monitor listing performance, track leads, and adjust strategies based on leasing velocity and market trends.
- Stay informed about local market conditions, rental rates, and competitor offerings.
2. Leasing & Tenant Screening
- Respond promptly to all leasing inquiries via phone, email, and CRM platforms.
- Schedule and conduct property showings, virtual tours, and open houses as required.
- Clearly communicate property features, lease terms, and company expectations to prospective tenants.
- Collect and review rental applications, coordinating background checks, credit checks, and reference verification. Collaborate with property coordinator to ensure all documentation is collected and applications are pushed forward.
- Recommend qualified applicants to the Senior PM for final approval if needed.
- Draft and review lease agreements in accordance with company policy and legal standards. Collaborate and provide support to the property coordinator as needed.
3. Cross-Department Collaboration
- Communicate proactively with the Property Coordinator and Senior PM to ensure leasing timelines, property conditions, and marketing needs are aligned.
- Notify team members of scheduled showings, required unit access, and ad performance.
- Coordinate unit turnover timelines and prioritize leasing based on strategic vacancy goals.
- Participate in weekly portfolio huddles or leasing pipeline meetings.
4. Customer Service & Tenant Relations
- Provide professional and helpful service to prospective tenants throughout the leasing process.
- Support clear and timely communication with applicants and new tenants from inquiry to move-in.
- Mediate initial questions and concerns, escalating issues appropriately to the Senior PM.
5. Administrative & Reporting Duties
- Maintain accurate leasing records in the CRM/property management system.
- Track lead sources, showing results, and leasing conversion metrics.
- Submit weekly leasing reports summarizing leads, showings, applications, and move-ins.
- Ensure all leasing documentation is signed, filed, and compliant with company policy.
6. Client & Stakeholder Communication
- Relay leasing updates, market insights, and tenant feedback to the Senior PM for inclusion in owner reporting.
- Represent the company professionally in tenant and owner-facing interactions related to leasing.
- Help identify opportunities to improve unit presentation, rental rates, or tenant experience based on leasing activity.
Qualifications
- Strong customer service and sales experience.
- Previous office and administrative experience.
- Sales experience with a focus on customer relationship management.
- Excellent negotiation and presentation skills.
- Professional and presents well in person and via email.
- Effective data entry and filing abilities
- Strong phone etiquette and communication skills

Pay: From $31,000.00 per year
