the role:
To effectively deliver our expanding portfolio of projects, we seek an experienced Construction Manager (Manager) for our in-house team. Reporting to the Vice President of Construction, the Manager will play a pivotal role throughout the planning and construction phases of our projects. The Manager will work closely with our Development team, construction partners, and senior leadership to achieve and maintain Woodbridge’s commitment to project excellence, professional excellence, and workplace safety. Individuals suitable for this role would be described as hardworking, self-motivated, adaptive, energetic, reliable, professional, confident and intuitive. The role is a full-time position with responsibilities onsite as well as at the Woodbridge head office.
responsibilities:
· During project due diligence, assist the VP of Construction and our construction partner with estimating and budgeting tasks as required.
· Maintain organized and up-to-date construction documentation, including contract drawings, permits, specifications and schedules.
· Collaborate with the project team to develop and coordinate project schedules, monitor progress and adapt to dynamic project demands.
Attend designated Development and Construction meetings to monitor and address construction issues.
· Review bid recommendations for context, accuracy, and highlight duplications of work.
· Assist in monitoring construction budgets, expenses, and cost control measures.
· Help to value-engineer and in other ways identify cost-saving opportunities.
· Facilitate effective communication among project stakeholders and ensure all parties are informed of construction progress and changes.
· Verify the accuracy of invoices/progress claims and code for processing.
· Prepare construction progress reports, analyzing critical milestones, issues and resolutions.
· Ensure timely construction completion and budget adherence.
· Work with our Customer Care Manager to monitor and enforce quality control standards and coordinate the timing of inspections to ensure workmanship meets Woodbridge Homes’ high standards.
· Collaborate with the Development team to obtain necessary permits and ensure compliance with local building codes and regulations throughout the project lifecycle.
qualifications:
· Bachelor’s degree or post-graduate diploma in Constriction Management or a related field preferred.
· A minimum of five years of experience working on large-scale, multi-family residential projects as Project Construction Manager, preferably within Metro Vancouver.
· Thorough and current knowledge of scopes of work, construction methodology, industry standards, processes and technologies as well as best practices.
· A current understanding of construction costs and broad experience managing complex budgets and schedules.
· An ability to proficiently read and coordinate construction drawings (prelim, permitting and IFC), identify problems, and provide effective solutions.
· Current and broad knowledge of local building codes and regulations as well as an understanding of permitting with the city.
· Thorough knowledge of trade contracts, scheduling, and quality control for residential projects.
· Proficiency in computer software, including Bluebeam, MS Office, Outlook and Excel.
· Excellent communication, organizational, and time management skills
· A strong attention to detail and ability to work efficiently while still maintaining accuracy.
· Strong analytical and problem-solving abilities as well as good judgement.
· A proven ability to prioritize and manage multiple, conflicting tasks.
