ABOUT THE ROLE
Reporting to the Property Manager, is responsible for maintaining the interior and/or exterior of one or more residential and/or emergency housing location including routine and preventative maintenance programs and strategies; promoting good tenant relations, making repairs and ensuring the safety of the residents by monitoring the building(s) and site(s); and providing site instructions to contractors and ensuring work is carried out appropriately.
WHAT YOU'LL BE DOING
- Maintains the interior and exterior of one or more residential communities in an appropriate state of cleanliness, including cleaning and maintenance of common areas, corridors, stairs, laundry rooms, elevators, garbage rooms, etc.
- Maintains tools and supplies for maintenance/repairs and cleaning.
- Maintains exterior of the building and/or townhouse communities by performing cleaning, garbage removal, watering, fertilizing, seeding and grass cutting, cultivating and edging flowerbeds, removing snow and salting.
- Monitors building and site and takes action to ensure the overall safety and security of residents.
- Performs scheduled inspections and/or tests of fire safety equipment such as, fire alarm system, fire extinguishers, emergency lighting, fire hose cabinets and pressure valves.
- Shows units being rented and communicates with the general public and a variety of tenants and promotes good resident relations, by providing timely customer service.
- Deals with minor resident issues, such as noise complaints; reports possible violations of the lease, local by-laws or building policies to the Property Manager.
- Attends and participates in tenant meetings.
- Communicates with and provides instructions to contractors hired to perform work as per approved work order; ensuring work is carried out according to contractual agreements and reports on progress of same to the Property Manager.
- Provides training of new staff and supervises students as required.
- Responds to inquiries and resolves concerns, as appropriate.
- Ensures that services provided meet Regional customer service standards.
- Participates on committees, work groups, task forces and special projects, as assigned.
- Manages information in accordance with legislation and corporate standards.
WHAT WE'RE LOOKING FOR
- Secondary School Diploma and additional courses in building maintenance combined with 4 years recent experience working in a multi-unit residential/commercial environment, performing a wide variety of maintenance and repair duties, or the equivalent combination of education and experience.
- Demonstrated experience performing electrical, plumbing and carpentry repairs.
- Valid Class “G” drivers licence and reliable vehicle for use on corporate business.
- Satisfactory Police Criminal Background Check.
- Knowledge and demonstrated ability in corporate core competencies including customer focus, communication, collaboration and personal ownership.
- Demonstration of Departmental competencies, including flexibility and adaptability, accountability, strategic thinking, creativity, and collaboration. Knowledge of applicable legislation such as the Residential Tenancies Act, Ontario Fire Code, WHMIS and Occupational Health & Safety Act.
- Computer literacy including but not limited to MS Office software in a Windows environment.
- Ability to complete mandatory annual training as required.
