Job Summary
BSCC 111 is seeking a dependable, skilled, and service-oriented Part-Time Building Superintendent to oversee the day-to-day maintenance and operations of our two-building condominium complex. The successful candidate will ensure the property is clean, safe, and well-maintained, while also providing excellent service to residents and supporting the board and property management team.
KEY RESPONSIBILITIES
General Maintenance & Repairs:
- Perform routine inspections of common areas and building systems
- Carry out minor repairs (plumbing, electrical, drywall, painting)
- Replace light bulbs, ceiling tiles, and smoke alarms as needed
- Paint and patch doors, walls, and baseboards
- Clean carpets and/or replace carpet tiles
- Window washing and cobweb removal in stairwells and entrances
- Lubricate and test lobby and rear door locks
- Adjust lighting and temperature settings as needed
- Maintain water softener system, including salt ordering and refilling
- Monitor and adjust HVAC settings in common areas
- Perform seasonal rooftop maintenance and debris clearing
- Dispose of large items left near garbage areas
- Salt and shovel around entrances during heavy snow periods
Contractor & Vendor Coordination:
- Meet contractors on-site for orientation
- Inspect contractor work prior to payment
- Maintain inventory of contractor security cards and keys
- Serve as on-site liaison for scheduled fire alarm testing
- Manage contractor relationships and ensure quality standards
Resident & Board Support:
- Put up and take down elevator pads on moving days
- Assist residents with smoke alarm maintenance
- Identify and report by-law or rule infractions to the board and Trident
- Conduct weekly walkabouts of buildings and grounds to identify issues
- Respond to resident concerns and emergencies professionally
- Provide access to and review of security camera footage upon request (pending board discussion)
Customer Service & Communication:
- Maintain a friendly, professional demeanor with residents and visitors
- Communicate effectively in English (intermediate proficiency or greater)
- Work collaboratively with the board and Trident, especially during the onboarding phase
- Demonstrate ability to de-escalate contentious situations when needed
Essential Skills & Requirements:
- Experience in building maintenance or a similar role
- Proficiency in general electrical work, painting, patching, and HVAC troubleshooting
- Comfortable working at heights; access to tall ladders or mobile lift required
- Strong contractor management and communication skills
- Insured and bonded
- Ability to work independently and manage time effectively
- Local to the Brantford area
- Experience identifying energy-saving opportunities is an asset
Work Schedule:
- Part-time hours (to be determined based on building needs)
- Flexibility to respond to occasional after-hours emergencies
Compensation:
- Competitive hourly wage, commensurate with experience
- Tools and supplies provided as needed
