Company Overview: Strata Corporation LMS2972, originally built in 1997, is a well-run high-rise residential tower in Olympic Village. With a pro-active Strata Council and a long-standing Building Manager who has been with our building for nearly twenty years, we are planning for our future and are seeking a Junior Building Manager to join our team.
Job Description: The Junior Building Manager will be a key member of our Strata Corporation. Working closely with the property management company, the current Building Manager, and the Strata Council, this live-out (live-in opportunity is available in the future) role ensures that the daily operations of the property are running efficiently, safely and effectively.
This is a unique opportunity for a newer industry professional seeking to gain hands-on experience, as they’ll be provided extensive training with our current Building Manager. He is nearing retirement and we are hoping that the successful applicant for this role will replace him as our primary Building Manager within the next 2 to 3 years (2025 to 2027).
Key Responsibilities:
Under the direction, training, guidance, and supervision of our current Building Manager, assist in the daily operations of managing our building - eventually becoming proficient enough to complete key tasks / duties independently.
Duties may include but are not limited to:
- Coordinate and oversee service contracts with vendors, maintaining inventory of equipment and supplies while ensuring health and safety practices
- Perform daily inspections and maintenance of common areas, including cleaning, lighting checks, and mechanical systems
- Manage outdoor areas, waste disposal, and amenity areas (pool, spa, sauna, gym), ensuring cleanliness, safety, and proper functioning
- Conduct regular testing and maintenance of critical systems, including emergency generator and pool water quality
- Maintain daily logs, manage petty cash, and oversee the administration office
- Support the development of annual business plans, budgets, and enforce strata rules/bylaws with the support of Council
- Coordinate mail collection and vendor activities
- Assist with emergency response management (evenings/weekends)
- Serve as the primary point of contact for residents, addressing requests and complaints on a priority basis
- Enhance community living experience through service improvements and new resident orientations
- Manage building security systems, including Keyscan, visitor checks, and surveillance, while overseeing move-ins/outs and communication systems
Requirements:
- At least two to three years of experience in property management, strata management, or building maintenance (ideal, but not required)
- Education / training in building maintenance or property management (ideal, but not required)
- Drivers License (required)
- Ability to work independently
- Eager to learn, open to training, and receptive to constructive feedback
- Be physically fit to work in various conditions (i.e.: ability to lift up to 50 lbs)
- Fluency in English, with strong communication skills
- Computer literate
- Certified Pool Operator (ideal, but not required as we can make training available)
- Be available to relieve/cover the primary Building Manager in event of sick leave, vacation and other emergencies
Salary:
$45,000 to $55,000 per annum, including benefits and live-in opportunity, with long-term growth opportunity to become the future primary Building Manager
Hours: Friday, Saturday, Sunday, Monday (8:00am to 4:30pm)
