Job Description
JOB SUMMARY
Responsible for maintaining buildings and equipment through a comprehensive preventative maintenance plan which extends the life of the equipment and limits the number of after hours and maintenance issues. Performing minor and routine repairs, completing unit inspections, and general on-site and/or in-office administrative support for maintenance.
QUALIFICATIONS
EDUCATION
- Completion of Grade 12 or equivalent combination of education, training, and experience
- Certificate from a college program in Building Environmental Systems or other related fields is preferred
- Additional college courses in electrical, plumbing, H.V.A.C. and/or other technical areas are preferred
KNOWLEDGE/EXPERIENCE
- At least 1 year in electrical, plumbing, H.V.A.C. and/or a related field
- Must possess a working knowledge of plumbing, gas-fired boilers, and domestic hot water systems
- At least 3 years of experience working with H.V.A.C. systems, work order management/preventative maintenance systems, or other related fields is preferred
- Knowledge of various codes, including Residential Tenancies Act, Housing Services Act, and Fire Code and Building Code is preferred
SKILLS
- Must have computer skills such as word, excel
- Excellent verbal and written communication skills
- Excellent social skills and an ability to effectively manage and build relationships with difficult clients
- Bilingual English and French preferred
SPECIAL CONDITIONS
- In accordance with the Corporate Criminal Record Check Policy, the position requires the incumbent to undergo a Criminal Records Check and submit a Canadian Police Clearance Certificate for the vulnerable sector.
- Requires a valid class G license and use of a vehicle
RESPONSIBILITIES
1. Conducting comprehensive preventive maintenance inspections and repairs while following a scheduled maintenance program, as well as general repairs as required, including but not limited to: (60% of time)
- Completing general repairs, including electrical, appliance, heating system, painting, plumbing, carpentry, door hardware, drywall repair, window/screen repair, flooring repair, and other required maintenance
- Conducting visual inspections of equipment/building envelope and interior for defects
- Creating work orders within the Yardi application for subsequent repairs/replacement
- Transporting equipment, supplies, and tools to various housing communities for use
- Tracking inventory of maintenance supplies and purchases as required
- Light janitorial duties
2. Assisting both Property Administrators and the Assistant Property Administrator with unit inspections, including but not limited to: (15% of time)
- Identifying possible repairs required, potential fire hazards, functionality of smoke detectors
- Liaison with tenants and community partners reporting to their supervisor as needed
- Front line NRH representative in our housing communities
3. Conducting on-site miscellaneous tasks, including delivering unit access notices to tenants, providing unit access to contractors and/or staff, and conducting unit showings for potential tenants, as required. (15% of time)
- Coordinating repairs with contractors and reviewing work
4. Provides general administrative support for maintenance logistics, including the necessary paperwork, maintaining the tracking system, and scheduling of unit visits, including but not limited to: (10% of time)
- Completing and processing work orders, credit card bills and expenses (i.e. mileage)
- Keeping preventive maintenance programs and building profiles updated as well as Yardi
- Coordinating and scheduling with potential tenants, contractors or other staff
- Using the Yardi work order application and other systems as necessary including building automated systems
5. Complete backup coverage for other BSM portfolios
6. Additional duties as assigned
