About the Role

The Real Estate Transactions Coordinator will be responsible for providing support to the Corporate Real Estate department by supporting negotiations and real estate transactions including documentation, financial analysis and market research. Additionally, the candidate will act as the point of contact internally and externally for the Real Estate team. This position will provide you with exposure to various levels across the organization as well as areas within the Real Estate function.


What You Get to Do:

Transaction Coordination

  • Involvement in negotiations and the coordination of all real estate transactions
  • Track documentation to ensure accuracy, completeness, and adherence to ATCO’s legal, regulatory and company guidelines
  • Act as a transactional point of contact, on a collaborative basis, ensuring timely updates and resolving issues proactively
  • Prepare lease area proposals and cost summaries
  • Interpret and complete market and financial analysis for feasibility and assurance
  • Monitor and advise the Real Estate team on progress, critical dates and potential delays regarding on-going transactions

Market Research

  • Conduct market research and work alongside brokerages on real estate requirements to collectively bring forward property options and solutions for consideration
  • Compile and summarize data to generate market reports
  • Conduct Land Title and Property research to assist with inquiries or to investigate land anomalies
  • Support with internal assessments, summaries and presentations for varying requests
  • Travel to properties and act as an internal liaison on market tours with the business and brokerages as needed

Internal and External Relations

  • Build relationships with brokerages, solicitors, property management, landlords, tenants and other external parties to foster a strong company reputation and assist in expediting negotiations and documentation
  • Cultivate strong relationships with internal teams to ensure seamless coordination and efficiency on processes and transactions
  • Provide exceptional customer service, communicating professionally
  • Assist in resolving landlord and tenant anomalies

Administrative

  • Complete transaction and cost reporting
  • Prepare and distribute rental notices and invoices, ensuring payments are processed and paid
  • Prepare internal or external notices and communication including but not limited to memos, lease requirements, notices of default, etc.
  • Administer and maintain current stacking plans and property records
  • Maintain an efficient file system and keep databases updated with accurate information

What You Bring:

  • High School Diploma or GED
  • Minimum 2 years of experience in the Real Estate Industry, with a preference for commercial experience
  • Experience navigating Spin II
  • High level of proficiency with MS Office and Adobe Acrobat
  • A valid class 5 driver’s license
  • Solid understanding of processes and market knowledge as it relates to commercial real estate
  • Proven ability to interpret real estate agreements
  • Exceptional communication skills, both oral and written
  • Ability to prioritize and pivot tasks and workload
  • Strong work ethic with a high attention to detail
  • Excellent time management and organizational skills
  • Thrives in a fast-paced environment with a diverse company portfolio
  • Experience using Yardi software is an asset
  • Experience working in a real estate brokerage is considered an asset
  • Relevant post-secondary education is an asset
