Gavl Law is seeking a dedicated and detail-oriented Real Estate Paralegal to join our legal team. The successful candidate will be responsible for managing residential real estate files from start to finish, working closely with lawyers, clients, realtors, lenders, and other ancillary offices. This role requires strong attention to detail, organizational skills, accuracy, and a solid understanding of Manitoba real estate conveyancing procedures.

Key Responsibilities
- File Management
- Open and maintain real estate files, both paper and electronic
- Order and review tax searches/certificates, utility searches, and corporate registry documents
- Conduct title searches through Teranet and other platforms
- Prepare and register documents using Manitoba’s eRegistration system
- Document Preparation
- Draft Land Titles documents including Transfers of Land, Mortgages, Caveats and Discharges
- Prepare client correspondence, trust letters, statements of adjustments, and reporting letters
- Review purchase and sale agreements to identify key deadlines and obligations
- Communication and Coordination
- Liaise with clients, realtors, mortgage brokers, financial institutions, and opposing counsel
- Schedule client signings and ensure required documentation is completed and accurate
- Provide clients with clear instructions on requirements for closing and post-closing obligations
- Closing and Post-Closing Duties
- Coordinate all aspects of closing: signing, funding, registering, and disbursing
- Ensure undertakings are fulfilled and post-closing reports and documents are delivered promptly
- Maintain detailed file records to ensure compliance with Law Society and internal standards
Qualifications
- Minimum 2 years of experience as a real estate paralegal in a Manitoba law firm.
- Familiarity with Manitoba Land Titles procedures and Teranet eServices
- Strong understanding of the conveyancing process from offer to possession
- Proficiency in Microsoft Office and Mac OS (Apple Computers)
- Experience with LawyerDoneDeal and Clio document management system is an asset
- Excellent written and verbal communication skills
- Strong organizational and time management abilities
- Ability to manage multiple transactions and deadlines with minimal supervision
- Diploma or certificate in legal administration or paralegal studies preferred, but equivalent experience is acceptable
