Responsibilities:
- Responsible for overall management of the project.
- Work with Project Director to understand, evaluate and execute the Scope of Work.
- Reviews and adjusts Budget based on actual costs to perform work.
- Responsible for notifying Operations Manager when there is a risk of the project not meeting expected budget, gross profit margin, and schedule.
- Manage, support, and assist, Project Supervisors.
- Solicit, receive, and approve proposals from Subcontractors to perform work.
- Evaluates need for Change Orders to Owners and Subcontractors.
- Prepare reports, documentations and other job related and administrative documents to Project Director & Operations Manager.
- Arrange for permits as needed.
- Oversee multiple projects simultaneously
- Visit sites and meet with G.C.'s / owners to coordinated start dates, site logistics, project readiness and schedule
- Manage and monitor RFIs, change orders, and contract documents
- Develop and monitor quality control documents including shop drawings, submittals, and field reports
- Estimate Projects
- Work with Project Supervisors to resolve problems as discovered.
- Create and maintain a job activity paperwork and job site Inventories.
- Act as liaison with Clients, Subs and in-house personnel.
- Other responsibilities or task needed as assigned
Desired Qualifications:
- 4-year degree from a recognized architectural, engineering program, construction management, preferred
- Strong analytical, problem solving and decision-making skills
- Ability to read and interpret architectural drawings
- Organizational and communication skills
- Strong negotiation skills
- Proficiency in MS office package
