JLL is currently seeking a dynamic individual for a Building Operator position located on site at our clients' Calgary campus.
WHAT YOU WILL DO:
- Create documentation using the CHG process for work taking place in the Data Centre building and equipment (UPS, generators, switch gear).
- Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup
- Perform maintenance, monitoring repairs to the Mechanical (boilers, chillers), Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned
- Responds to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns.
- Implements and administers inventory control programs/purchase parts and supplies. Develops specifications and assists in solicitation and administration of maintenance/repair service contracts.
- Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives and regulatory compliance as relates to building operations.
- Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency
- Record readings and make adjustments where necessary to ensure proper operation of equipment
- Maintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels
- Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace aligned to JLL best practices (eg LOTO)
- Review monthly client service request summaries to pinpoint and correct recurrent operational problems
- Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing
- Verify the accuracy of deliveries for count, pricing, and description
- Perform periodic checks of tool and instrument inventory
- Monitor the quality and pricing of maintenance work performed by outside contractors
- Lead and/or assist with event setup/teardown activities including electrical, audio visual, coordinating with security or other tasks as needed
- Perform additional job duties as requested
WHAT WE’RE LOOKING FOR
- Experience in property/facility management or maintenance operations in critical site/Data Center operations.
- Bachelor's degree in Engineering, Facility Management, or related field, with industry certifications from IFMA, BOMA, AFE, or AAMP preferred.
- Additional certifications in specialized areas such as HVAC, electrical, mechanical, refrigeration systems, process controls, mechanical power transmissions, plumbing, or engine repair, plus any certifications/licenses required by local or state/provincial jurisdictions.
- Strong background in building maintenance with excellent understanding of maintenance principles, methodologies, and best practices.
- Strong technical knowledge of building systems, preventive maintenance, and safety regulations.
