Overview
Royal Management Services Inc. is looking for an experienced Maintenance Technician to join its growing team!
The successful candidate will have a great attitude, exceptional building operations knowledge, and a goal towards providing high quality maintenance services. They will also have a strong work ethic, be a good fit for the team, and have a focus on preventative maintenance.
Responsibilities
- Complete minor suite renovations or upgrade work including painting, general carpentry, plumbing and electrical.
- Troubleshooting and performing minor repairs on appliances, plumbing, electrical & mechanical systems, etc.
- Repair and install window coverings, finishing hardware, fixing doors, cabinets.
- Complete general maintenance to building exteriors, interiors, parking areas, repair and maintenance of boilers, HVAC and other internal building systems as required.
- Renovation maintenance, repair to deficiencies and/or finishes such as drywalling, flooring, casing.
- Repairs as assigned in occupied rental units with professional and courteous service.
- Complete turnover/make-ready inspections and repairs for vacant apartments as directed.
- Maintain a professional manner with all residents, vendors, contractors, and fellow employees. Maintaining customer service standards as set by the company.
- Conduct Preventative Maintenance inspections and reports as required.
- If required, assist in monitoring all work being performed by outside Contractors.
- Responsible for after hours on call which will include evenings and weekends, on a rotation. Will be provided with a company cell phone for correspondence.
- Communicating with the Site Manager as to any residential unit to which is being worked in, if the occupant requires any type of follow up or notice.
- Effective follow up and completion of tenant requests.
- Assist with prioritizing and organizing service requests and general maintenance tasks.
- Complete assigned service requests in a safe and timely manner.
- Ensure work is conducted in compliance with OHS legislation and regulations.
- When problems or issues are identified immediately report same to Management to ensure corrective actions are taken.
Requirements
- Demonstrates general knowledge of building systems, preventative maintenance, renovation, plumbing, electrical, boilers and HVAC.
- Ability to troubleshoot effectively, with understanding of when a repair is an emergency and/or out of scope and may require assistance.
- Knowledge of Alberta Building Codes.
- Certification on WHMIS, CSTS and First Aid.
- Able to work flexible hours, included but not limited to evenings, and weekends, last day of month, 1st day of month (if needed), and on an ‘on-call’ basis.
- Valid driver’s license and a reliable vehicle.
- Supply own hand tools for a variety of maintenance capacities, with the knowledge to use them safely and effectively.
