Job Summary
We are seeking an experienced and reliable Building Superintendent to manage the daily operations and maintenance of our residential/commercial property. The ideal candidate will have 8–10 years of experience in property/building management, strong technical and mechanical skills, and a proactive attitude toward risk management and cost control. A commitment to safety, tenant satisfaction, and continuous learning is essential.
Key Responsibilities:
- Oversee daily operations of the building, including maintenance, repairs, and cleaning
- Perform routine inspections to ensure compliance with Ontario Building and Fire Codes
- Conduct basic plumbing, electrical, HVAC, and general maintenance tasks
- Monitor and manage building systems such as boilers, fire panels, elevators, and security systems
- Respond promptly to emergency maintenance situations, including after-hours issues
- Maintain records of maintenance schedules, inspections, and repairs
- Coordinate with contractors and vendors for specialized repairs or upgrades
- Manage inventory of maintenance supplies and ensure tools and equipment are in good working condition
- Ensure common areas and exterior grounds are clean, safe, and well-maintained
- Uphold health and safety standards, including training and compliance with WHMIS and Working at Heights
- Apply good body mechanics and safety practices to prevent injuries while performing physical tasks
- Support property management in resolving tenant concerns and maintaining a high level of tenant satisfaction
Qualifications:
- Minimum 8–10 years of experience as a Building Superintendent or in a similar facilities management role
- Strong working knowledge of Ontario Building and Fire Codes (preferred)
- Certified in WHMIS and Working at Heights
- Basic skills in plumbing, electrical, and HVAC systems (certifications an asset)
- Physically capable of performing manual work and lifting/moving heavy items
- Strong problem-solving skills and the ability to manage unexpected issues effectively
- Proficient in using computers, maintenance software, and mobile work order systems
- Ability to work independently and as part of a team
- Supervise and lead the maintenance team to ensure efficient operations and high-quality service.
- Oversee daily building operations, including HVAC, electrical systems, plumbing, and low voltage systems.
- Manage maintenance schedules and prioritize work orders using a Computerized Maintenance Management System (CMMS).
- Conduct regular inspections of facilities to identify issues and implement corrective actions.
- Collaborate with project management teams on facility improvement projects, ensuring adherence to timelines and budgets.
- Maintain accurate records of maintenance activities, equipment repairs, and inventory management.
- Provide training and support to staff on equipment operation, safety protocols, and best practices in maintenance.
- Read and interpret schematics for troubleshooting electrical and mechanical systems.
Skills
- Strong management skills with experience in supervising teams effectively.
- Proficient in project management principles to oversee facility improvement initiatives.
- Knowledge of manufacturing processes and industrial maintenance practices.
- Familiarity with programmable logic controllers (PLC) for automation tasks.
- Ability to utilize CMMS for tracking maintenance activities and scheduling.
- Proficient in English for effective communication across all levels of the organization.
- Mechanical knowledge to troubleshoot various building systems effectively.
- Electrical experience with an understanding of low voltage systems is essential.
- HVAC expertise to ensure optimal climate control within facilities.
