Who are we?
We are a local Victoria-based group of next-generation leaders trying to build homes, but really, we like to think of ourselves as entrepreneurs with an underlying goal of building better communities. What began with building a swim dock and a floating tree in the Gorge Waterway (and engaging in a political conversation or two) has grown into a mission: to demystify and disrupt the real estate industry by making room for more housing in Victoria neighbourhoods with room to grow.We believe that every neighbourhood should have diverse housing types and tenures for all incomes and demographics. Overview
The Project Director is responsible for overseeing the successful execution and strategic direction of multiple construction projects, with a focus on ensuring project managers meet and exceed performance expectations in quality, safety and delivery. Reporting to the Director of Construction, the Project Director provides guidance and support to a team of project managers and fosters alignment with Aryze’s values and organizational objectives.
Responsibilities
Team Leadership & Development
- Develop and oversee project teams. Ensuring each team member has the resources and support needed to manage their projects effectively
- Conduct regular performance reviews, provide mentorship and facilitate professional growth opportunities for assigned staff
- Establish project management best practices and continuously improve project management processes and tools to promote team efficiency
- Assist in business development and lead generation.
- Working directly with our own DM’s to ensure they are getting full service from our Construction department.
- Seeking prospective employees and conducting interviews for all candidates ranging from Project Managers, Project Coordinators, Superintendents, Assistant Superintendents, supporting in CSO hiring and all other job categories that will support in the continued successful execution of Aryze projects.
Project Oversight and Coordination
- Oversee planning, scheduling, and budgeting processes for all active projects under your portfolio, working with project managers to ensure accurate projections and adherence to timelines and budget targets
- Conduct regular check-ins with project managers to monitor project progress, address challenges and ensure project milestones are met
- Provide strategic direction and problem-solving assistance on complex issues that arise in project execution
- Hold our project teams accountable for design, specifications, checklist adherence, and overall project execution as anticipated by the project stakeholders.
- Assist in coordination with Hydro, Fortis, MOTI, CRD, and Municipalities to ensure project delivery.
Stakeholder Communication
- In coordination with the Director of Construction, serve as the main point of contact for clients, architects, and senior leadership, maintaining strong professional relationships to ensure stakeholder satisfaction
- Together with the Director of Construction, facilitate communication between project teams and senior leadership, delivering updates on project progress, financials, and key risks
- Support project managers in communicating effectively with clients and other stakeholders, maintaining Aryze’s reputation for exceptional service
Financial & Risk Management
- Review and analyze financial reports across projects to ensure adherence to the project budget and base contract
- Review and assist in assuring all invoice packages are created per project timelines and payment is being actively checked prior to issuance at the end of each month.
- Identify potential risks at the project level and establish strategies to mitigate them, supporting project managers in implementing risk management plans
- Assist project managers with change management processes, ensuring client approvals and adjustments to timelines or budgets are effectively managed
- Continually work to find value engineering and alternative markets to reduce financial risk to projects.
Process Improvement & Compliance
- Implement project management protocols that ensure compliance with regulatory requirements, industry standards and Aryze’s safety and quality benchmarks
- Ensure all projects adhere to internal documentation, safety protocols and accurate record-keeping requirements
- Working directly with the Project team to ensure successful close-out of each project and adequate handover of all documentation to the Concierge team.
- Conduct project post-mortems to identify lessons learned, share insights with the project management team, and implement process improvements
- Continually increasing our knowledge of the software used on each project to gain efficiencies and be looking for innovative ways to continuously be innovators in our industry.
Resource Allocation & Strategic Planning
- Together with the Director of Construction, oversee the allocation of resources across projects, including labor, subcontractors and equipment, to maximize efficiency and project success
- Collaborate with the Director of Construction on long-term planning for project assignments, team growth, and resource management to support Aryze’s strategic goals
- Identify and pursue opportunities for cost savings, process optimization and innovative project delivery methods.
- Take projects from initial inception (pre-construction phase) through to project team development and project execution and delivery.
- Be a pivotal influence within our network to ensure subcontractors are being taken care of and Aryze projects are always top of mind for our preferred trade group.
- Continually doing research and education for better building practices and product knowledge. Ensure pricing is being accurately reflected in day to day activities coming from our estimating team.

- Exceptional organizational skills, with the ability to manage multiple projects and prioritize competing deadlines.
- Proficient in G Suite, project management software, and construction management tools.
- Unwavering desire and attitude to succeed in project delivery. Ensuring all projects are being completed as efficiently and quickly as possible, while maintaining the highest level of quality.
Qualifications
Experience: Minimum 10 years in a multi-family construction project management role, with at least 3-5 years of experience in a leadership position overseeing team members
Education: University degree in Project Management, Engineering, Construction Management, or a related field is strongly preferred
Other Requirements: Valid Class 5 Driver’s License and access to a vehicle; knowledge of safety and compliance regulations is essential
Education
Aryze supports career development and growth and will cover the cost of job-specific training, up to $2000 per year for approved programs. Additional funding will be provided on a case-by-case basis.
Salary
Project Director: $135,000 - $190,000 base salary, based on direct experience in this role, plus project-level variable compensation and profit share; competitive, negotiable based on experience.
