Job Description
Reporting to the Managing Director of Listed Real Estate, the analyst is accountable for assisting the Listed Real Estate team in the evaluation and analysis of public real estate investment opportunities.
You will be responsible for analysing the public companies' financial health, market position and investment potential. The role includes building and maintaining financial models, evaluating financial statements, conducting industry and market research, undertaking detailed valuation analysis, and making investment recommendations.
Team Description
Listed Real Estate, which sits within the Real Asset Department, manages a global investment portfolio of around $8 billion across multiple sectors and geographies. The team actively covers over 80 listed REITs or real estate companies worldwide. The primary objective of the Listed Real Estate program is to deliver alpha above its benchmark and enhance the risk-return profile of CPP Investments’ overall real estate portfolio.
Accountabilities:
- Company Analysis (REITs and Real Estate companies):
- Evaluation of financial statements (income statement, balance sheet, cashflows)
- Build and maintain detailed financial models
- Forecast future earnings and profitability
- Analyse key financial metrics including ROE, margins, NAV, PE etc.
- Detailed valuation analysis including DCF, NAV, sum of the parts, comparable pricing and intrinsic value
- Industry and Market Research
- Monitor trends, competition and regulatory developments
- Assess macroeconomic factors affecting sectors
- Investment Recommendations:
- Assist in the preparation and presentation of Investment Committee memoranda
- Participate in Investment Committee discussions
- Discuss views with team members, and be willing to debate and be challenged
- Monitoring and Updates:
- Track company performance post-investment
- Monitor the financial and risk performance of portfolio holdings on an ongoing basis
- Contribute to the preparation of regular presentations on portfolio performance, investment strategy and investment process
- Collaboration:
- Work closely with the Listed Real Assets, Real Assets Strategy, and Private Real Estate teams to ensure alignment and knowledge sharing across public and private markets
- Engage with other departments to support One Fund initiatives where appropriate
Qualifications
- Undergraduate degree in relevant field (e.g. business, finance, economics, accounting, real estate) or equivalent
- Strong foundation in accounting is essential — candidates must demonstrate applied knowledge of accounting principles (e.g., through coursework, certifications, or prior experience).
- An advanced degree or certification (e.g. CFA, CPA) is an asset
- Up to 3 years of relevant work experience may include public real estate, asset management, valuation, investment banking, equity research or similar;
- Proven research, analytical, financial modeling, valuation, and problem-solving skills, with the ability to think critically and creatively
- Advanced computer/technical skills – MS Excel, MS PowerPoint, Bloomberg, Capital IQ and other financial data portals
- Solid verbal and written communication skills
