Position Overview:
As the Director of Development, you will be responsible for identifying, evaluating, and securing real estate locations that support Pizzaiolo’s expansion goals. You’ll work closely with brokers, developers, and internal teams to ensure that each new location aligns with our brand, operational needs, and long-term vision. This is a strategic, high-impact role ideal for someone with a deep background in national restaurant development and a strong industry network.
Key Responsibilities:
- Strategic Growth Leadership: Partner with executive leadership to shape and execute Pizzaiolo’s expansion strategy across Ontario and beyond.
- Market Analysis: Conduct demographic research and competitive analysis to identify prime locations for new stores.
- Site Selection & Evaluation: Lead end-to-end site selection, from initial identification through final approval, including feasibility studies, lease terms, and ROI assessments.
- Negotiation & Acquisition: Negotiate lease or purchase agreements, collaborating with landlords, property owners, and brokers to secure the best possible deals.
- Cross-Functional Collaboration: Coordinate with legal, finance, construction, and operations teams to ensure a seamless development pipeline.
- Due Diligence: Oversee inspections, zoning reviews, and regulatory approvals to ensure site readiness.
- Broker & Industry Relations: Build and maintain strong relationships with brokers, developers, and industry partners.
- Trade Show Representation: Represent Pizzaiolo at industry events (e.g., ICSC) to network and stay informed on market opportunities.
- Oversee the end-to-end onboarding process for new franchise partners
- Manage the execution and compliance of franchise agreements
- Ensure seamless alignment between legal, operations, and training teams during onboarding
- Manage and negotiate franchise renewals and extensions
- Maintain positive relationships with franchisees and support long-term development plans
- Monitor franchisee performance and collaborate on growth strategies
- Client Reporting & Presentations: Prepare detailed site reports, presentations, and recommendations for leadership review.
Qualifications:
- Bachelor’s degree in Real Estate, Business, or related field
- 8+ years of experience in real estate acquisition, with a focus on restaurant or retail chains
- Proven ability to identify, evaluate, and secure high-performing real estate sites
- Expertise in lease negotiations and market expansion strategies
- Strong analytical and financial modeling skills
- Exceptional communication, presentation, and negotiation skills
- Experience attending and networking at industry trade shows like ICSC
- Comfortable managing multiple projects in a fast-paced environment
- Willingness to travel as needed
Preferred Qualifications:
- Master’s degree or advanced certification (CCIM, CPM, etc.)
- Previous experience working with franchised restaurant systems
- Knowledge of Ontario and Canadian retail real estate markets
