The Building Maintenance Operator is responsible for the overall upkeep, cleanliness, and maintenance of a residential multifamily property. This role ensures a safe, clean, and well-maintained environment for all residents and guests. The operator will balance routine cleaning duties with general maintenance, preventative equipment care, and responding to service requests.
Key Responsibilities:
Maintenance & Repairs
- Perform daily inspection and upkeep of building common areas, equipment, and grounds.
- Complete routine maintenance and minor repairs, including lighting, plumbing, and basic carpentry.
- Perform preventive maintenance tasks for equipment (HVAC, elevators, etc.) and maintain inspection logs.
- Maintain waste and recycling areas, ensuring bins are organized and waste is disposed of properly.
- Assist in coordinating external contractors as needed (e.g., pest control, landscaping, equipment servicing).
Cleaning & Janitorial
- Maintain overall cleanliness of common areas, including lobbies, corridors, stairwells, laundry rooms, fitness centers, and amenity spaces.
- Sweep, vacuum, and mop flooring surfaces as required.
- Maintain entrance areas, ensuring doors and windows are clean and presentable.
- Remove litter and debris from walkways, parking areas, and landscaped areas.
- Maintain garbage rooms and bins, ensuring area is orderly, sanitized, and free of obstructions.
Tenant Services
- Respond promptly to resident requests and work orders related to maintenance or cleaning.
- Maintain a friendly, professional, and approachable demeanor when dealing with residents and visitors.
- Assist with move-in / move-out procedures and inspections.
Additional Responsibilities
- Maintain accurate records of maintenance and cleaning activities through the YARDI platform.
- Follow and adhere to all company policies, procedures, and safety regulations.
- Participate in after‑hours or on‑call rotations as required.
Qualifications:
- 1–3 years of experience in building maintenance, cleaning, or a related role.
- General knowledge of mechanical, electrical, and plumbing systems.
- Strong attention to detail and pride in maintaining clean, safe spaces.
- Ability to prioritize tasks and work efficiently with minimal supervision.
- Strong communication and customer service skills.
- Valid Class 5 Driver’s License (if required).
Job Type: Full-time
Pay: $50,000.00-$70,000.00 per year
