Job Summary
The Residence Manager plays a pivotal role in overseeing the daily operations of residential properties, ensuring a high standard of living for residents while maintaining effective property management practices. This position requires a blend of administrative skills, customer service expertise, and sales acumen to foster positive relationships with residents and manage property-related tasks efficiently.
Duties
- Resident Manager/Concierge
- Serve as the first point of contact for tenants. •
- Manage day-to-day operations of the site
- Handle tenant inquiries and concerns promptly and professionally (calls, texts, emails, In person interactions)
- Encourage positive resident relationships to promote community. • Handle leasing of upcoming vacancies, showing units, processing applications, collecting deposits, making leases.
- Enter all tenant info into Yardi & maintain accurate rent, storage & parking charges
- Collect monthly rent payments and be on top of arrears. • Organize and submit office and site paperwork.
- Delivery of Notices, Renewals, Rent Reminders, etc.
- Organizing and Preforming Move-ins and Move-outs at the property.
- Schedule and oversee routine warranty and maintenance items of the property in collaboration with head office, contractors and service providers.
- Conduct regular inspections to ensure the property is in good condition.
- Track and ensure prompt resolution of maintenance requests.
- Answer after hour emergencies (no heat in the winter, a fire, an uncontained water leak, etc.) • Providing a high level of customer service.
- Coordinate dry cleaning services, car detailing, dog walkers, cleaning services etc. • Organize workout classes • Arrange transportation
- Organize tenant events
- Check units/water plants while tenants are away
- Manage deliveries
- Monitor who is coming into the building • Provide information and recommendations for restaurants, activities and attractions.
Qualifications
- Proven experience in property management or a related field is preferred.
- Strong sales skills with the ability to negotiate effectively.
- Excellent customer service skills with a focus on building positive relationships.
- Proficient in administrative tasks, including data entry and record keeping.
- Familiarity with CMMS software is a plus.
- Strong phone etiquette and communication skills are essential.
- Ability to work independently as well as part of a team, demonstrating leadership qualities when necessary.
- A proactive approach to problem-solving and decision-making.
