Responsibilities:
- Performing and supervising effective property operations in compliance with all applicable building codes, acts and regulations.
- Conducting regular, daily, weekly, and monthly inspections of properties and facilities to ensure proper functioning of building systems, minimizing hazardous conditions, safety and security risks and maximizing overall appearance of property.
- Managing and supervising the work performed by in-house maintenance staff and third-party contractors (Snow Removal, Lot and Landscape Maintenance, etc.)
- Performing regular inspections of the exterior grounds of the SmartVMC campus buildings, roads, vacant lands, Landscaped areas, Open Spaces, Mews, and Parks.
- Deputizing for both Property and Parking Managers when on vacation or absent from duty or site.
- Understudying both Property and Parking Managers’ duties and responsibilities respectively
- Perform any duties or responsibilities assigned by VP, Office Property Management or Exec management personnel.
- Operate or learn to operate and motorized equipment provide by company for transportation of tools or devices around the SmartVMC development.
- Participation in after-hours emergency call-out rota
- Assist with, develop, implement, and evaluate comprehensive preventative maintenance programs for the external services within the Campus/ development.
- Assist with the preparation of annual operating budgets and monitors operational expenses on a regular basis.
- Implements strategies and procedures to ensure expenditures remain within prescribed budgets.
- Managing service contract, purchasing and expense control strategies.
- Minimum qualification in Engineering or Building Services & Operations.
- Must have experience in general commercial and residential property operations.
- Knowledge of Yardi property management software is considered an asset.
- Working knowledge or proficiency with use Angus Anywhere CMMS
- Familiar or able to interpret commercial leases and third-party vendor contracts.
- Must possess excellent organization, time management skills, and have a strong ability to work in a team environment with minimal supervision.
- Ability to multi-task and thrive in a fast-paced environment.
- Strong communication and interpersonal skills
