Position Overview
We are seeking an experienced and detail-oriented Manager, Construction & Development to join our team. As a pivotal member of the in-house development team, you will be responsible for driving projects from concept to completion. This role bridges development and construction, ensuring seamless integration of pre-construction planning, design management, and delivery oversight. You will play a critical part in ensuring that projects are designed, budgeted, and executed to meet our standards for quality, cost, and schedule.
Key Responsibilities
Project Development & Planning
- Support feasibility studies, site analysis, and early project scoping.
- Assist in preparing development proformas, budgets, and schedules.
- Oversee consultant selection and manage design teams during concept, schematic, and detailed design.
- Ensure all construction activities meet codes, specifications, and industry best practices.
- Assist with cost planning, value engineering, and constructability reviews.
- Coordinate entitlement, permitting, and approval processes with municipalities and regulators.
- Manage procurement strategies and tendering for contractors and key trades.
- Conduct regular site inspections and audits to evaluate workmanship, materials, sequencing, and construction methods.
- Monitor project execution against approved budgets, schedules, and quality standards.
- Facilitate communication between contractors, consultants, and internal stakeholders.
- Review change orders, progress claims, and contract administration.
- Oversee project closeout, turnover, and warranty management.
- Host meetings to communicate quality-related issues with site teams and subcontractors.
- Provide regular project updates to senior leadership, highlighting risks, opportunities, and key decisions.
- Work closely with asset management, operations, and finance teams to ensure alignment from development through operations.
- Support executive decision-making with well-prepared reports and recommendations.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
- 7+ years of progressive experience in development, pre-construction, or construction management.
- Strong knowledge of real estate development processes, construction methodologies, and contract management.
- On-site construction experience is a strong asset.
- Familiarity with Alberta building codes, permitting processes, and OHS regulations.
- Exceptional project management, budgeting, and scheduling skills.
- Proven ability to lead cross-functional teams and manage multiple projects simultaneously.
- Valid driver’s license and reliable transportation.
