Summary
We are seeking a Building Superintendent to join our team in Canada. This pivotal role is essential for overseeing the maintenance operations and ensuring the highest standards of cleanliness and functionality within our facilities, contributing directly to our mission of excellence in service.
Responsibilities
Preventative and routine maintenance- common areas
carry out preventative and routine maintenance according to schedules and work orders. This includes the fire alarm system, electrical system, mechanical systems, garbage compactor, sump pumps, generator, drains, doors, locks and general care of the physical building
maintain all corporation tools and equipment
work with the Coop to prepare and revise maintenance schedules
tour the property daily to assure the well-being of the premises
maintains phone/pager/two-way radio contact with the corporation at all times as applicable
Repairs
respond to work orders and make repairs that involve plumbing, carpentry, locks, painting, drywall and windows. All work-orders should be completed within 24 hours of request if material stocked by the Coop is on hand
replace light bulbs in all common areas
advise the Coop when there is a need for specialized trades people
maintain businesslike relations with all members and other persons having business with the corporation, including Hydro, Water, Cable TV, Fire, Garbage and outside contractors etc
let trades people into units and other areas and supervise completion of the work as directed by the Coop
inform the Coop of work that is needed
repair corporation tools and equipment
Materials and supplies
purchase supplies approved by the Coop
pick up or take delivery of maintenance supplies
receive shipments and check packing slips
restock inventory
check and maintain inventory records
General
create and maintain unit and common area maintenance files
work with the corporation Coop to prepare and tender documents and get quotes
carry out move-out/in and other inspections as needed (with the Maintenance Committee, if there is one)
follow emergency procedures when emergencies occur
respond to emergency calls while on duty and on call
assist in training on-call volunteers in building systems and on-call procedures
move appliances and other equipment
accompany meter readers
inspect and follow up warranty items
assist in the training and supervision of new temporary or permanent staff
repair and paint interior common areas and units when necessary during regular hours
Cleaning
Daily cleaning of all interior common area, according to the cleaning schedule
Common areas being the laundry room, lobbies on each floor, elevators, garbage chute rooms, main floor lobby, washrooms, community rooms, office, meeting rooms, and kitchen.
Weekly cleaning of compactor room, staircases and stairwells, lobby and corridor windows, exercise room, playroom, mechanical rooms and all other services room.
Washing of all floor mats on bi-weekly basis
General clean up of the grounds and roof deck, picking up litter, removing weeds and leaves.
Snow and ice removal for the common walkways when necessary
Other Duties
Accompanying service people
Receiving deliveries
Knowledge of the sites emergency procedures and security systems
Perform other tasks form time to time as directed by the property Coop
Additional work related duties assigned by the Coop from time to time
