The Design & Permitting Specialist is a unique and diverse technical role supporting the VP, Development in the design, permitting, and execution of large-scale townhome rental complexes and wood-frame apartment buildings. The role will focus on providing internal architectural drafting service for PK’s established townhome development program, and supporting the review and coordination of all architectural and engineering drawings for PK’s vertical apartment developments. Key Responsibilities
- Prepare and revise conceptual site plans and schematic layouts for various townhome and apartment projects in Western Canada.
- Prepare townhome permit and construction architectural drawing packages based on PK's pre-existing designs, working with project architect and PK management for sign-off and compliance.
- Support oversight of vertical and horizontal consultant teams
- Assist in the review of all vertical architectural, civil, structural, and MEP drawing sets for accuracy, completeness, and coordination
- Manage multiple design and permit projects simultaneously, prioritizing tasks to effectively meet deadlines
- Organize and manage development and building permit submissions, including ensuring required revisions are addressed in a timely manner.
- Coordinate with and support PK Construction Management to ensure successful project outcome and timely responses to design details and RFIs
- Conduct minor design revisions as needed (subject to architect approval), including minor adjustments to site, floor plan, or elevation drawings, typically during a project's conceptual stage.
- Attend development and consultant meetings; take minutes, track action items, and disseminate updates.
- Assist with issuing RFPs and coordinating consultant contracts.
- Liaise with municipal authorities, internal departments, and external stakeholders as required
- Review shop drawings and submittals as part of quality control and design compliance.
- Other duties as required including assisting the VP Development with the oversight and asset management of PK growing portfolio of income producing properties, and investigation into future acquisition opportunities.
Requirements
- 2-5 years experience in a related field preferred
- Diploma or degree in Architectural Technology, Engineering Design & Drafting, or related field.
- Proficiency in AutoCAD and BlueBeam;
- Solid understanding of building code, multi-family residential design standards, and structural, mechanical and electrical systems.
- Experience preparing and submitting development and building permit applications is preferred.
- Excellent attention to detail, with strong organizational and multi-tasking skills.
- Strong written and verbal communication skills.
- Collaborative team player with a solutions-oriented mindset.
- Interest in real estate development and investment.
Job Types: Full-time, Permanent
Pay: $60,000.00-$70,000.00 per year
