Control Technicians provide leadership in the area of building environmental infrastructure support to ensure that assigned facilities operate at peak efficiency. Primary responsibilities are the effective management and operation of Heating, Ventilation, Air Conditioning (HVAC) control systems and electronic/pneumatic panel instrumentation including installation, calibration, troubleshooting, repairs and maintenance.

Work involves procedures of a technical nature and uses sophisticated computerized equipment and hand/power tools. The job works independently with minimal supervision or as part of various teams in completing projects and activities. Assignments vary considerably depending on the HVAC unit(s) served, however there is potential for after hours calls for emergent issues. It is necessary for the incumbent to demonstrate a complete understanding of the overall activities served.

Responsibilities require a qualified Alberta Journeyman Electrician Certificate (master’s preferred) plus several years of recent related experience, preferably with HVAC and BMS systems. Some jobs in this class may entail supervision and may also train apprentices and new employees. In these cases, the employee must achieve smooth workflow by delegating assignments and explaining procedures.

Work is performed within the Division/department policies and procedures and is guided by electrical building codes and regulations, construction and maintenance standards and principles and those established by the department. Work is completed in compliance with the Alberta Building Code, Occupational Health and Safety (OHS) and Workplace Hazardous Materials Information System (WHMIS), Transportation of Dangerous Goods (TDG) regulations and guidelines and the Division’s goals and objectives.

Job Responsibilities:

Problem Solving and Troubleshooting

  • Participate as a member of a project planning and design team, utilize independent judgement and input from team members
  • Monitors and controls building mechanical systems and environmental conditions across Division facilities via the central computerized network
  • Identify control problems, evaluates data, monitors and troubleshoots all HVAC systems in buildings and coordinates and resolves identified and potential situations with internal and external parties
  • Install, calibrate, troubleshoot and repair, or recommend actions to, electronic/pneumatic panel instrumentation and Heating, Ventilation and Air Conditioning (HVAC) controls systems, including: electronic/pneumatic primary elements and transmitters for flow, level pressure, density, weight, and temperature measurements; electronic/pneumatic indicators, recorders, controllers, computing relays and data loggers; and electro-pneumatic valves and jobbers
  • Identify and correct or minimize ineffectual valve control, damper motor problems, poor control air compressor performance, fan systems using excessive outdoor, exhaust or return air ventilation or damper leakage, causes of frozen coils, low temperature fan shutdown, temperature and humidity problems caused by improper air distribution or balancing
  • Select and install a range of HVAC components so that each application will deliver optimum efficiency and cost reduction
  • Apply common control system methodologies such as tachometer feedback, proportional-integral-derivative (PID) control actions and lag/lead compensation
  • Maintain daily work records and assist the supervisor in estimating and compiling yearly work requirements
  • Handle inventory control including purchasing, receiving, shipping and categorizing supplies, materials and equipment
  • Assist department staff with a variety of projects and provide cover-off during absences
  • Other duties as assigned

Maintenance and repairs

  • Assist in development of preventive maintenance program
  • Assess existing systems and components for modernization and/or repairs
  • Calibrate and adjust thermostats, pneumatic relays, receiver controllers and transmitters – must understand their function, capability and computations for initiating proper calibration
  • Maintain and use electronic test instruments and calibrators to fault find electronic measurement and control instrumentation
  • May carry out on-site inspections of installation and wiring practices for instrumentation to ensure the equipment is installed according to layout and code – may determine alternatives for corrective action and present recommendations to supervisor for resolution
  • Repairs electrical systems as required
  • Assist in the cleanup of worksites
  • Ensure tools and equipment are operating properly and report those that are not
  • Ensure worksites are clean and maintained within safety standards

Building security

  • Ensure materials and tools are safely operated and stored at all times
  • Secure building as required depending on worksite requirements

Job Qualifications:

Qualified Alberta Journeyman Electrician Certificate (master’s preferred) plus several years of related experience, preferably with HVAC and BMS systems.

  • Several years recent related experience with a variety of BMS and mechanical systems
  • Thorough understanding of management and operation of Heating, Ventilation, Air Conditioning (HVAC) control systems and electronic/pneumatic panel instrumentation including installation, calibration, troubleshooting, repairs and maintenance is required.
  • A thorough understanding of the principles of electricity and their application to a wide variety of electrical installations and equipment is required
  • Requires a working knowledge of, and experience with, institutional systems and an understanding of how electrical equipment interface with same
  • Knowledge of, and the ability to apply electrical building codes and regulations
  • Knowledge of the safe use of power and manual tools and equipment
  • Knowledge of the Alberta Building Code, Occupational Health and Safety regulations and legislation including working in confined spaces
  • Knowledge of regulations governing Workplace Hazardous Materials Information System (WHMIS) and Transportation of Dangerous Goods (TGD) is required
  • Knowledge of department and unit policies, procedures, business and operations
  • Working knowledge of Microsoft programs – Word, Excel, Outlook and the Internet is required; knowledge of electronic attendance system is an asset
  • Standard First Aid/CPR is an asset
  • Ability to read schematic drawings to modify, repair, install or inspect circuits and electrical components
  • Ability to prepare technical reports related to the equipment serviced
  • Strong problem solving and analytical skills
  • Ability to exercise tact, courtesy and good judgment when dealing with other trades, school principals, teachers, students, co-workers and the general public
  • Strong teamwork skills and the ability to work independently or as part of a team
  • Ability to work without direct supervision
  • Physically able to complete the duties of the job using appropriate tools and techniques (constantly lifting up to 30Kg/66lbs)
  • Ability to schedule, plan task priorities and manage several projects with conflicting demands
  • Fluency in the English language including both oral and written communication skills is mandatory
  • A valid Class 5 driver’s license and the ability to travel to various sites within Edmonton
  • Ability to provide a clean driver’s abstract upon hire and as requested
  • Possession of a full kit of recognized of basic hand tools
