JOB SUMMARY:
Under the direction of the Director, Facilities Infrastructure and Services, the Building Operator performs tasks related to the overall upkeep, environment and security of library property and buildings. The position carries out a range of minor repairs and installations not requiring journeyman status. The position involves shift work and independent, unsupervised time and can be physically demanding. The position provides other maintenance-related support services throughout the library system and liaises with a broad spectrum of internal clients as well as vendors and contractors.

RESPONSIBILITIES:
1. Monitors, inspects and operates system-wide facilities, including heating, ventilation and air conditioning systems, to ensure a safe, healthy, and comfortable building environment that meets current regulations and standards. Conducts regular tests and water treatment procedures for both refrigeration and boiler systems.
2. Conducts planned maintenance. Assists the Director, Facilities Infrastructure and Services in developing preventative maintenance procedures.
3. Performs minor repairs and improvements in the areas of painting, drywalling, flooring, plumbing, and carpentry, and identifies the needs for minor repair and improvements to the supervisor.
4. Responds to and analyzes equipment malfunctions. Carries out necessary repairs or recommends the hiring of a contractor, as appropriate. Assists the Director, Facilities Infrastructure and Services or delegate in dealing with the chosen contractor to ensure that repair work is carried out in a timely and satisfactory manner.
5. Responsible for grounds maintenance and safety including the inspection and operation of equipment and tools for snow and ice removal, grass cutting and window cleaning.
6. Participates in providing outreach deliveries / services to the community.
7. Carries out vigilant observation of premises to ensure building safety and security. Takes corrective action to maintain safety and security.
8. Performs assigned janitorial duties and monitors the hygiene and cleanliness standards of the Library. Reports deficiencies to the Cleaning Supervisor.
9. Provides support service in the areas of room set up and transportation of equipment, furniture and materials between sites.
10. Monitors and distributes inventories of maintenance and janitorial supplies around the system. Advises the supervisor or manager when stock requires re-ordering.
11. Responds to after-hours emergencies related to Library property.
12. Performs other duties as are consistent with the responsibilities of the position.

QUALIFICATIONS:
1. High school graduation. Building Systems Technician certificate preferred.
2. 5th Class Power Engineer License.
3. Refrigeration Engineer Certificate.
4. Demonstrated ability to perform basic carpentry, painting, plumbing, drywalling and flooring installation.
5. Knowledge of boiler safety and WHIMIS regulations combined with a basic understanding of Occupational Health and Safety regulations.
6. Ability to set priorities and multi-task.
7. Demonstrated ability to inspect and operate motorized equipment.
8. Class 5 driver’s license required. Possess and maintain a clean driving record.
9. Physical capacity to carry out the demands of the position.
10. Demonstrated ability to work unsupervised, responsibly and co-operatively with other employees and contractors, and be able to meet project objectives and timelines.
11. Demonstrated ability to communicate effectively.
